Home Prices Are Holding Strong — But for How Long?

But the real question is—how long will this seller-friendly market last?

📈 Why Prices Are Still Strong Right Now

Despite shifts in the market, home values in many parts of North Carolina, including Greensboro, High Point, Lexington, and surrounding areas, are remaining steady or even rising slightly. This is largely due to limited inventory and a steady demand from motivated buyers—including many relocating to the Triad area for work, retirement, or a better quality of life.

Even with interest rates higher than previous years, buyers are still active, and well-priced homes in good condition are still selling quickly and often with multiple offers.

Real estate markets are cyclical, and conditions can shift fast. Factors like rising insurance costs, economic headlines, election-year uncertainty, and potential future rate hikes could all influence buyer behavior in the months ahead.

In other words, waiting too long could cost you.

If home values do start to decline—or if buyer demand slows—it may take longer to sell your home, and you may not walk away with the same level of profit you could earn right now.

Right now, we are still in what’s considered a seller’s market—which means there are more buyers looking for homes than there are homes available. This gives sellers the upper hand when it comes to pricing, terms, and negotiating leverage. Homes tend to sell faster and often receive multiple offers.

However, signs are beginning to show that the market is very slowly shifting. Inventory is creeping up, and some homes are starting to sit a little longer, hinting at a possible move toward a buyer’s market, where buyers have more choices and negotiating power.
