Understanding Radon Gas: Importance of Testing in Real Estate
Understanding Radon Gas: Importance of Testing in Real Estate

Radon gas is a naturally occurring radioactive gas that is formed by the breakdown of uranium in soil, rock, and water. It is colorless, odorless, and tasteless, making it impossible to detect without proper testing. Radon can enter homes through cracks in the foundation, gaps in floors, and other openings, posing potential health risks to occupants.
As a real estate agent, it is my priority to ensure the safety and well-being of my clients. That's why I strongly emphasize the importance of testing for radon during the due diligence period when under contract to purchase a home. This is a critical step that allows you to assess the radon levels in the property and make informed decisions regarding your purchase.

Radon testing involves placing detectors in the home to measure the concentration of radon gas over a specific period, usually 48 to 72 hours. These tests can be conducted by professional radon measurement companies or performed with do-it-yourself kits. It is crucial to follow the testing guidelines and protocols provided to ensure accurate results.
High levels of radon can pose significant health risks, including an increased risk of lung cancer. The U.S. Environmental Protection Agency (EPA) has set an action level of 4 picocuries per liter (pCi/L) as the threshold for taking remedial measures. If the test reveals radon levels at or above this level, mitigation measures should be taken to reduce radon concentrations to a safe level.

As your real estate agent, I will assist you in scheduling the radon test during the due diligence period, working with reputable radon testing professionals to ensure accurate and reliable results. If the test indicates high radon levels, I can help you navigate the next steps, which may involve negotiating with the seller for mitigation or considering alternative properties.
Remember, testing for radon is an essential part of the home buying process, providing peace of mind and ensuring the safety of your future home. Don't hesitate to reach out to me with any questions or concerns you may have. Your health and satisfaction are my top priorities.
